Question about Quality

Just a quick question, I am playing an event and if I win I get a deco that has a quality of 6 but only a happiness of 14 however if I end up 3rd in the event I would win a deco that has a quality of 6 but happiness of 28, and to confuse things even more, I have decos stored that are quality 2 that have a happiness of 32. So my question is, how does quality work? Thanks for reading and thanks for your replies if anyone does

One very importan issue about the decos is also its size, as decos take valuable space on your farm, where some other production building could stand. So a deco with a happines value of 40 and a size of 4x4 is much more valuable than deco of the same happines value and size 7x7.
So the real measure of the quality of deco is happines per squere. First deco would have 40/16=2,5 happines per square and second one would have 40/49=0,81 happines per square.
Deco quality is mostly determinated by the happines per square, but that is not the only criteria. Higher quality is also given to the decos that are harder to get. And now when village happines is added to the deco, combination of both values per squere determinates the quality.
